Crypto to Property
in Dubai
Dubai has developed a globally respected regulatory framework enabling eligible investors to convert virtual assets into compliant AED property transactions. This guide explains how the process works — and who handles what.
BrickNFT Does Not Handle Cryptocurrency
BrickNFT does not receive, hold, convert, or custody any cryptocurrency. All virtual-asset-to-AED conversions are processed exclusively between the buyer and authorised VARA-licensed Virtual Asset Service Providers (VASPs) or registered UAE banks. Settlement occurs directly into official Dubai Land Department (DLD) developer escrow accounts.
The Regulatory Framework
Two principal authorities govern virtual-asset activity in Dubai and the broader UAE. Understanding their remit is essential for any investor pursuing the crypto-to-property pathway.
Virtual Assets Regulatory Authority
Established under Dubai Law No. 4 of 2022, VARA licenses and supervises Virtual Asset Service Providers (VASPs) — including exchanges, OTC desks, and custody platforms — operating within the Emirate of Dubai (excluding DIFC).
Central Bank of the UAE
The Central Bank governs licensed UAE banks that may participate in AML-compliant fiat settlement flows on behalf of investors. Funds arriving via a VARA-licensed intermediary can be received by a CBUAE-regulated bank as clean AED.
The Compliant Pathway via Licensed Intermediaries
Eligible investors follow a structured five-step process. At no stage does BrickNFT hold or transmit funds; all financial steps occur between the investor and regulated third parties.
